Unlike traditional property brokers, their mandate is singular, aligning real estate decisions with their clients’ business objectives. Their services span the full occupier lifecycle: Stay vs Go analysis, tenant representation, lease negotiation and renewal, workspace optimisation, property acquisitions, and portfolio strategy. Their clients are CFOs, operations directors, and executives making commercial property decisions with significant financial and operational consequences.

The Challenge

Before any design or content work began, we researched the competitive landscape, locally across South Africa and internationally, examining how leading occupier advisory and tenant representation firms position themselves in mature markets like the UK, Australia, and the United States. That research revealed a clear and exploitable gap. The South African commercial real estate market defaults overwhelmingly to a listings and brokerage presentation, even among firms offering advisory services. The language, the visual conventions, and the positioning of local players reflected transaction-focused brokerage rather than strategic advisory.

International occupier advisory firms, particularly in the UK and Australia, present themselves very differently. Strategy-first language. C-suite oriented messaging. A clear articulation of independence from landlord interests. Data-led service framing. Executive-ready outputs. The opportunity was to position Corporate Real Estate Solutions the way their international counterparts do, as strategic partners to corporate occupiers, not as property intermediaries operating in the occupier’s interest. That single repositioning decision shaped every subsequent choice across the project.

The brand was rebuilt around a single, powerful positioning statement: Strategy-First CRE Advisors. Not brokers. Every word of that positioning was deliberate. “Strategy-first” addresses the primary objection a corporate occupier has about engaging any property firm, that their advisor’s incentives are misaligned. “Not brokers” makes the distinction explicit and immediate, eliminating ambiguity for a CFO who has dealt with conflicted brokerage advice before.

The visual identity was developed to reflect international advisory-level credibility, clean, authoritative, and designed to sit comfortably alongside the corporate environments the firm’s clients operate in. The tone of voice was calibrated for C-suite decision-makers: direct, confident, data-oriented, and free of the property industry clichés that undermine credibility with sophisticated buyers.

Website Design and Architecture

The site was built on WordPress using Elementor, structured around the firm’s core service lines as clearly defined, standalone pillars, each presented as a dedicated service page targeting the specific search queries corporate occupiers use when researching that particular need.

The flagship service — Stay vs Go Analysis — was positioned as the hero offering, with a sample analysis output showing a projected annual saving of R985,000 presented directly on the homepage. This was a deliberate conversion decision: corporate buyers respond to specificity and financial clarity, not general descriptions of capability. Showing the output of the analysis, not just describing it.

SEO Architecture
